
Project Overview
Kokoda’s new Dover Street office redefines the idea of a workplace - delivering a calm, hospitality-driven environment that reflects Kokoda Property’s signature approach to design and craft.
Designed by Carr in collaboration with Studio McCue, and built by Plan Group, the office blends the sophistication of residential architecture with the functional requirements of a modern workplace. MBS Architectural partnered with SAS International and Aflux Interiors to deliver a ceiling solution that subtly reinforces the project’s refined materiality and carefully curated spatial rhythm.
A key feature of the project is the use of custom concealed-grid mesh ceiling panels, manufactured using SAS International’s HM63 hexagonal mesh - the first time this unique mesh profile has been utilised on a commercial project in Australia. With its tight, directional aperture, the HM63 mesh creates a dynamic ceiling plane that appears both open and closed depending on the viewer’s perspective, adding depth and texture without overwhelming the soft, natural palette of the interior.
The concealed grid system ensures the ceiling remains clean, seamless, and quietly expressive.
