Kokoda House redefines the traditional marketing suite, shifting it from a purely transactional environment into a considered architectural experience.

Designed by Carr and delivered by Directitude, the space is conceived as an extension of Kokoda Property’s design philosophy, where every element reflects a commitment to quality, restraint and craft.

From the moment of arrival, the interior reads as calm and intentional. Materials are refined, transitions are resolved with precision, and the overall atmosphere leans closer to a residential environment than a conventional sales space. Within this context, the ceiling plays a critical but understated role, contributing to the spatial clarity without drawing unnecessary attention to itself.

Working alongside SAS International, we developed a custom ceiling solution that responds directly to this brief. The SAS 200 concealed grid system forms the foundation, supporting 1200 by 600 millimetre panels that sit flush within a clean, uninterrupted plane. The challenge was to introduce texture and depth while maintaining the discipline of the overall design language.

This was achieved through the use of precision perforated metal panels featuring an MP57 rhombus perforation pattern. Rather than treating the perforation as a surface treatment alone, the pattern was carefully returned up the side walls of each panel.

This subtle yet highly technical move removes the visual breaks typically seen at panel edges, allowing the ceiling to read as a continuous and unified surface.

The original design intent sought to capture the character of expanded metal. However, by utilising perforated panels instead, the final outcome achieves a higher level of control and consistency. The ceiling remains flatter, more refined and more aligned with the project’s minimalist direction, delivering texture without introducing visual noise.

Finished in White RAL 9003, the ceiling reinforces the sense of lightness that defines the space. It reflects light softly, enhancing the overall brightness while allowing other material elements to take focus. The result is a ceiling that feels resolved and purposeful, quietly supporting the architecture rather than competing with it.

Kokoda House ultimately stands as an exercise in precision and restraint. It demonstrates how thoughtful detailing and disciplined material choices can elevate a space beyond its function, creating an environment that feels both refined and enduring.
